The rules for the management and maintenance of sprinkler systems have recently been tightened. The changes are set out in Technical Bulletin 80 (TB80). The aim of these adjustments is to increase safety and improve the quality of sprinkler systems.
The TB80 guidelines apply to both new and existing installations. Building owners must monitor the maintenance and status of their sprinkler systems more strictly. This entails regular preventive maintenance, including (bi-)weekly inspections to detect defects in a timely manner.
Changes to the storage or layout of a building can compromise fire safety. Following such changes, the sprinkler system must be re-evaluated and adjusted if necessary. Engaging a specialist is of great importance in this regard.
In addition to regular maintenance, mandatory tests are now also required. For installations older than 15 years, an internal pipe inspection is required to ensure the effectiveness of the sprinklers.
All maintenance activities and test results must be recorded in a logbook. This helps to identify patterns or problems and facilitates the follow-up of previous inspections.
Failure to comply with the new rules can have serious consequences for both fire safety and the owner's liability.
